Units

Set up your building

Create the building profile with its name, address, unit count and tiers.

  • Add the building, its address and how many units it holds
  • Name your tiers, because the forecast is built on tier and monthly rate together
  • If you run more than one building, add each one separately, Furna keeps the data isolated per building
  • Switch between buildings in one click from the Units page

Team

Add your team

Build the team list so Furna can name who is doing each turnover.

  • Upload a roster as a spreadsheet or add people one by one, with name, role and hourly rate
  • Assign what each person covers: leasing, maintenance, move ins, turnovers, building management
  • Set how many turnovers a person can take in a week so nobody is scheduled into the ground
  • Furna uses this to put real names against the work each turnover needs

Rent roll

Bring in your rent roll

Load your units and current tenancies so the forecast starts from what is really let.

  • Upload the rent roll as a spreadsheet export, one row per unit
  • Each unit needs a tier and a monthly rate, because the forecast is built on both
  • Existing tenancies come in with their move in and move out dates
  • A unit with no tenancy is not an error, it is availability the forecast can sell

Tenancies

Record your tenancies

Signed tenancies with their term, rate and renewal likelihood.

  • Each tenancy carries a move in, a move out, a term in months and a monthly rate
  • Six to twelve month terms are the normal case, and the forecast is built around them
  • Mark a tenancy as likely to renew when you have reason to think so, and say what the reason is
  • A tenancy ending is a turnover and a vacancy, and Furna schedules both from the move out date

Holds

Record what you are holding

The part no rent roll has: suites reserved against business nobody has signed.

  • Each hold carries the counterparty, an expected start, an expected term, a tier and a suite count
  • Give it a probability of converting, because a hold at 30% and a hold at 80% are not the same asset
  • Set an expiry, so the hold surfaces before it lapses rather than after
  • Furna weighs every hold by its probability and rolls it into the forecast at what it is worth
